The land & water brief

On rural property, the water question comes first.

An irrigated quarter produces only as well as its water right. A well serves only as well as its flow and chemistry. I treat water as a first-class due diligence item on every farm and ranch purchase.

First in time, first in right

Idaho allocates water by priority date under prior appropriation, and IDWR keeps the public record.

Permits and well logs

Every drilled well needs its IDWR paperwork, and the well log tells you depth, flow, and construction history.

Paperwork after closing

Water rights change hands on IDWR forms, so the deal is not done until the ownership notice is filed.

Water rights

I read the records with you, then flag the questions a title report will not answer.

Wells & irrigation

Flow, depth, pump age, and water quality: the systems that keep an irrigated place productive. I check them before you commit.

A bit about me

"I live on a farm east of Idaho Falls, so rural property is my daily life, not a specialty I read about."

I help people relocating to Eastern Idaho buy acreage, horse property, and small farms. You get honest advice, local knowledge, and steady guidance from the first conversation to closing day.

  • Honest advice. I tell you what the land offers and what it costs to keep.
  • Local knowledge. Rural water, fences, soil, and winter access are everyday territory.
  • Steady guidance. Clear steps from the first call to the closing and beyond.

How it works

A rural transaction runs on sequential questions, answered properly.

01

First conversation

We talk about what you want: the acreage, the horses, the water, and the budget that keeps it honest. I listen first and answer straight.

02

Land & water due diligence

Before any offer, I verify the water rights, pull the well records, and check zoning, access, and easements.

03

Offer & negotiation

I write the offer with the right contingencies, so the price reflects what the land and the systems actually deliver.

04

Closing & beyond

We cross every t on the paperwork, file the water right notices, and get you the keys with no loose ends.

Free buyer's checklist

The Eastern Idaho Acreage Buyer's Checklist

This is the same list I work through with acreage buyers, and I will send you a printable copy by email. It covers the questions most buyers miss: water rights, canal shares, wells, septic, zoning, access, winter roads, fencing, and utilities, with the official sources to verify each one.

  • Water rights, priority dates, and canal shares
  • Wells, flow rates, and water testing
  • Septic, county zoning, and building rules
  • Access, easements, and winter roads
  • Fencing, outbuildings, and utilities
